A contractor or supplier can place a lien on property it has provided to a home owner while the work is being performed. This lien helps make sure the
contractor or supplier will be paid for their services. In California, this lien can only be released in a specific document created for this purpose. A "partial release" should
be used if the owner is making and the contractor is receiving a partial payment of the amounts owed (e.g., a progress payment for meeting a milestone). This document is also
"unconditional," which means at the time it's signed, the contractor has received payment and the lien will be released immediately.
